Whether you're selling in Summerville, Mount Pleasant, Johns Island or central Charleston, your property needs a strategy based on local competing homes, your goals and its condition.
1. Establish a realistic price range
Look at recently closed comparable properties, current competition, condition, updates, lot features and current buyer activity. An automated estimate alone is not a substitute for local comparable-market analysis or an appraisal.
2. Calculate what you may keep
Estimated proceeds depend on mortgage payoff, negotiated brokerage compensation, closing costs, repairs, concessions, prorations and any additional liens. Brokerage compensation is fully negotiable and is not set by law.

3. Prioritize high-impact preparation
Before paying for renovations, consider cleaning, paint and minor repairs, decluttering, curb appeal, and professional presentation where worthwhile. Not every project yields a positive return, so compare the expense with realistic buyer expectations.
4. Align listing dates with your next move
Discuss moving logistics, photography, access for showings, marketing and contingencies. Timing can be particularly important when you are also buying another home or coordinating a relocation.
5. Review offers beyond their headline price
Financing, inspection terms, closing timelines and contingencies affect certainty. A strong offer is not always simply the highest dollar figure.
